Tenant Find

We will visit you at your property providing you with a realistic rental valuation and any other advice which you may require about the letting and future management of your property.
  • Advise you on compliance requirements in relation to the various safety regulations.
  • We will advertise your property through all major Property Portals which are listed on the home page of our website and within local publications and company produced brochures.
  • We will market your property with multiple colour photographs.
  • Professionally produced 2D or 3D floor plans and Virtual Tour can be produced (subject to package selected).
  • Accompany prospective tenant applicants to view the property.
  • Offer regular feedback to you on our progress in finding a suitable tenant.
  • Obtain and evaluating references and credit checks once a prospective tenant is found.
  • Prepare a suitable tenancy agreement and conduct the ‘sign up’ appointment when keys are released and the tenancy commences.
  • Collect the first monthly rental payment in advance plus the agreed damage deposit which will be treated in accordance with current legislation.
  • Keep in regular contact with you, as landlord, offering assistance and advice if required.
  • Prepare an inventory and schedule of condition (separate charge may apply).

Full Management

All items included in the Tenant Find service above plus:-
  • Prepare an inventory and schedule of condition.
  • Conduct the ‘Check In’ appointment with the tenant into the property, agreeing the inventory.
  • Supervise the transfer of gas, electricity and council tax accounts into the tenant’s name.
  • If required pay regular outgoings for you from rental payments.
  • Inspect the property 4 times per year and report back to you with our findings and recommendations.
  • Arrange any necessary repairs or maintenance, first liaising with you in the case of larger works. A level of expenditure will be agreed between us with regards maintenance issues that can be undertaken without the need for your authorisation.
  • Conduct a ‘Check Out’ appointment as required, either following receipt of notice from the tenant or issuing of the appropriate notice to the tenant to terminate the tenancy. Under your instructions commence with the re-letting procedure with minimal vacant periods to ensure that you receive the optimum return from your property.

We are happy to produce a ‘Tailor Made’ Management Package to suit your needs and requirements. Often factors such as your experience as a Landlord, or your home location can affect the amount of ‘hands on self management’ you can offer the tenancy.
