Property Maintenance

From minor works to complete refurbishment, we are able to assist in the process of preparing the property for letting and manage the ongoing maintenance requirements whilst the property is ‘Under Management’.

Working closely with our sister company Big Job Little Job Limited we can ensure that all maintenance issues which will inevitably occur during a tenancy, are handled and completed efficiently, promptly, to a very high standard and at a reasonable cost to the landlord. By handling maintenance issues quickly and efficiently causing minimum inconvenience to a tenant, it is likely that tenants will be happy. This ensures disputes are avoided and the tenancy will continue for a longer timescale; hence avoiding unnecessary regular changes of tenants, possible void periods and loss of rental income.

To ensure that minor issues are handled promptly a level of expenditure will be agreed whereby we can proceed without referring to the landlord. For larger more expensive repairs and planned future maintenance the landlord will of course be consulted and involved in decision making.

For any maintenance issue that falls outside of the expertise of Big Job Little Job, we will look to obtain tenders from specialist local tradespeople, present their quotes, reports and our recommendations to the Landlord and take his/her instructions on how to move forward.

We offer an ‘out of hours’ emergency maintenance contact facility to allow tenants to report problems immediately. This ensures that any repair or fault can be attended to without delay to ensure not only that the tenant is caused minimum inconvenience but also that any potential damage to the property is minimised.
